Energy Systems Manager (hospital)

LOCATION: Pittsburgh, PA

JOB SUMMARY

Responsible to find and implement new technologies, identify cost synergies, budget utilities; manage energy procurement and energy-related projects

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
Manage energy initiatives for all accounts.

  • Prepare monthly variance reports, energy service status reports and conduct monthly energy team meetings.
  • Develop site energy profiles through periodic energy audits.
  • Review utility rates and riders to ensure best cost for energy.
  • Develop capital and/or performance financing strategies for energy-related projects.
  • Develop strategies to purchase utilities in a deregulated marketplace.
  • Assist all sites with energy-related issues and in identifying energy savings projects.
  • Develop RFP’s and analyze options for gas and electricity purchases.
  • Monitor and report on energy use and spending trends.
  • Develop projects that include formalizing scope, obtaining quotes, performing project savings analysis and obtaining project approval.
    Manage project construction.
  • Assist with site surveys and energy plans at other accounts.
  • Supervise and provide direction for Energy Coordinator.
  • Communicate past, present and future energy plans and performance through formal presentations to client.
  • Other duties may be assigned.

SUPERVISORY RESPONSIBILITIES

Plan, schedule, coordinate, and oversee the work of Sales team support staff. Ensure team members have appropriate resources to deliver client services in timely, efficient manner. Provide input and recommendations for employee selection, training, and performance evaluation. Provide technical and/or professional advice to team members.

EDUCATION and/or EXPERIENCE

Bachelor's degree (BA/BS) from four-year College or university and a minimum of four to six years of related experience and/or training.

COMMUNICATION SKILLS

Ability to comprehend, analyze, and interpret various types of business
documents. Ability to write reports, manuals in a pre-designed style and format. Ability to effectively respond to complex inquiries or complaints from clients, coworkers, supervisor, and/or management. Ability to present information to an internal department and/or large groups of employees. Ability to comprehend and interpret instructions and ask clarifying questions to ensure understanding.

FINANCIAL KNOWLEDGE

Requires knowledge of financial terms and principles. Ability to calculate
intermediate figures such as percentages, discounts, and commissions. Conducts basic financial analysis.

REASONING ABILITY

Ability to solve problems involving several options in situations. Requires
intermediate analytical and quantitative skills.

SCOPE OF RESPONSIBILITY

Decisions made with advanced understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervised.

Engineer, Sr Chief Operating

JOB SUMMARY

Responsible for the planning, implementation, coordination and supervision of all mechanical operations, maintenance, communications and energy management systems for assigned properties as well as the supervision of engineering staff for assigned properties and for overseeing a portfolio consisting of two or more buildings.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

  • Provide leadership and supervision of engineering and maintenance staff, including hiring, training and personnel development.
  • Conduct and assist with inspections and surveys, including energy audits and analysis,
  • HVAC, electrical and plumbing systems, environmental and ADA compliance.
  • Supervise and review technical operations, surveys, energy audits and analysis, HVAC and electrical and plumbing systems, environmental compliance, ADA compliance and acquisitions and third-party surveys.
  • Support property management in the development and updating of preventive maintenance and engineering procedures, hazardous materials communication plan and indoor air quality programs.
  • Assist in budgets, operating cost estimates and comparisons, life safety programs and procedures, domestic water quality control and enforcement of EPA and OSHA compliance.
  • Coordinate and track career development for engineers and perform or assist in midyear/ annual performance evaluations of all engineering staff.
  • Oversee all building systems, including fire/life safety programs, plumbing, HVAC and electrical issues; must remain current with latest HVAC technology trends; also responsible for HVAC systems and start up monitoring, evaluation and recommendation of building automation, energy management and automatic temperature control systems.
  • Coordinate maintenance efforts with outside contractors, tenant finish personnel and engineers. Develop specifications and assist in solicitation and administration of maintenance/repair service contracts.
  • Assist in formulating marketing presentations/proposals, start-up processes for building acquisitions and reverse acquisitions and the coordination of building equipment and services in support of tenant construction products.
  • Ensure compliance with applicable codes, requisitions, government agencies and company directives related to building operations.
    Other duties may be assigned.

SUPERVISORY RESPONSIBILITIES

Provides formal supervision to individual employees within a work unit and/or group.

Responsible for identifying training needs, tracking performance, coaching, and motivating direct reports.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Associate's degree (AA) or equivalent from two-year college or technical school and four to six years of related experience and/or training.

CERTIFICATES and/or LICENSES

Universal for CFC's, valid driver's license, appropriate license/permit for trade as may also be required, i.e. Journeyman or Master Electrician or City Licenses.

COMMUNICATION SKILLS

  • Ability to comprehend, analyze, and interpret the most complex business
    documents.
  • Ability to respond effectively to the most sensitive issues.
  • Ability to write reports, manuals, speeches and articles using distinctive style.
  • Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

FINANCIAL KNOWLEDGE

Requires knowledge of financial terms and principles. Reviews complex
financial/business analysis and reports prepared by subordinates.

REASONING ABILITY

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills.

OTHER SKILLS and/or ABILITIES

Technical, vocational or on-the-job training in at least 3 of the following areas; HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair is preferred. Must be able to use a PC for reviewing e-mail and accessing the Internet to order materials.
